Habitat for Humanity of Montgomery County had its 2018 fundraising gala on May 5, 2018 at The Woodlands Waterway Marriott. The J. Beard Real Estate Company was a proud sponsor of the event and holds this cause near and dear to our hearts. We realize everything that happens in the Habitat world happens because of their strong partnerships. A beautiful example of their powerful partnerships occurs each spring at their Annual Habitat Gala. As their signature fundraising event, they rely on the proceeds to build an entire home.

J. Beard Team attends RECon 2018 in Vegas for ICSC
John Ernst, Lindsey McKean, Zach Armstrong and Jeff Tinsley of the J. Beard Real Estate Company attended RECon this week among 37,000 industry professionals & 1,200 exhibitors at the world’s largest global gathering of retail real estate professionals held in Las Vegas, Nevada. The event boasts three days of deal making, professional development workshops, networking, ICSC’s Global Awards Ceremony and so much more. The team met up with Toby Powell, the Mayor of Conroe in Vegas, among many other Texans building relationships in the CRE Industry.

Each year, the Houston Business Journal selects the city’s top commercial real estate brokers based on their gross dollar volume of deals completed the previous year. Jeff Tinsley, retail broker of The J. Beard Real Estate Company, made the list for 2018’s HBJ’s Heavy Hitters. The J. Beard Team attended the HBJ reception in honor of those who made the cut on May 10th at the Wynden on Post Oak in Houston, Texas. Lake Conroe Summit of 2018 Event
Ryan Hutson, Neal King & Julie Colwell of The J. Beard Real Estate Company joined County Judge Craig Doyal and US Rep. Kevin Brady, among many others on Friday, March 23RD for the Lake Conroe Summit of 2018. There was a Regional Forecast Update, given by Steve Spillette of CDS and Keynote Speaker, Jesse Thompson of the Federal Reserve Bank of Dallas, Houston Branch. Montgomery county’s historical and future infrastructure, mobility, population growth and community spotlight’s were among the many topics discussed at Summit this year. The J. Beard Real Estate Company sponsored the event alongside many other area businesses, including The Howard Hughes | Woodland’s Development Company. The event was hosted by the Montgomery Chamber of Commerce and held at the La Torretta Lake Resort & Conference Center in Lake Conroe, Texas. Our team felt our presence was invaluable not only for networking purposes, but to further improve our expertise around the Lake Conroe Area for the increasing number of clients in the Greater Houston Area looking to move north. We look forward to attending in 2019!
Montgomery County Youth Services “Say to Yes to Youth” Gala Committee Planning Event

Economic Outlook Conference at The Woodlands Waterway Marriott Hotel
The J. Beard Real Estate team joined the Economic Outlook Conference at The Woodlands Waterway Marriott Hotel & Convention Center today to discuss the economic impact of Hurricane Harvey on Houston and the surrounding areas. For more than 30 years, The Woodlands Area Chamber of Commerce has hosted the Economic Outlook Conference to provide valuable insight into the projected growth of the economy in Montgomery County and Texas. The J. Beard Real Estate team was there today among nationally-recognized speakers and around 800 businesses, community leaders and corporate sponsors. The theme for the 2018 event is Resilient Community/Innovative Future. The event highlighted the economic impact of Hurricane Harvey on Houston and the surrounding areas. What’s Going on in the World of Retail 2018 YTD?
The Woodlands area retail has shown tremendous growth in the previous 5 years. Over 2,000,000 sf of new retail has been added to the market while occupancy rates have held steady at an above Houston MSA average rate of 95%. In addition to this growth and absorption to the area retail market, the overall base rent has increased from $17 psf in 2013 to over $22 psf year ending 2017. When occupancy rates decrease and rental rates increase over a period of expansive growth to the retail market we can reflect on the retail market as being a healthy and robust. A huge contributor to the additional retail growth was the construction and completion of the Grand Parkway. The Grand Parkway was a springboard for numerous new retail developments throughout the southern Montgomery and northern Harris counties. Other sizable contributors to the new retail growth would include the additional retail along the Interstate 45, Kuykendahl, Rayford Road and FM 1488 corridors. The quality of the retail tenants joining the mix are also a great indicator of the healthy market we are currently experiencing, with many retailers rolling out concepts that are completely new to our area, with some of those […]

What’s Going on in the World of Office 3Q17?
The Woodlands commercial real estate market is dynamic and ever-changing for the town of 110,000. In the 3rd Quarter of 2017, Houston and specifically the Woodlands Submarket showed a slow, but steady decline in Direct/Sublease vacant office space. Direct space in The Woodlands is estimated at 2,000,000 sf and Sublet space just below 300,000 sf respectively. Class “A” dominates the overall vacant space in The Woodlands, with over 60% of the office market. Quoted full service rates in The Woodlands are now hovering just over $30p sf/yr. and downtown Houston rates, historically the City’s highest, are $28p sf/yr. on average. The 2018 leasing market appears to be promising with leasing activity already on the upswing.
