Houston Business Journal has revealed who made the cut of the 120 commercial real estate brokers named Heavy Hitters this year. Our very own CRE Broker, Jeff Tinsley made the Retail List for 2017. The rankings are for six sectors — office tenant, office landlord, industrial, retail, land and investment. The Lists are ranked by gross dollar volume of deals generated in the previous year. Transactions that were completed as part of a team were divided in proportion to the nominee’s share of the commission. To be eligible, a broker had to be based in Houston, but his/her deals did not have to be. Brokers are listed under the sector that represents the majority of their 2016 deals. Actual rankings will not be released until May 10th at the Heavy Hitters event and/or the publication that Friday, May 11th.
Lake Conroe Summit of 2018 Event
Ryan Hutson, Neal King & Julie Colwell of The J. Beard Real Estate Company joined County Judge Craig Doyal and US Rep. Kevin Brady, among many others on Friday, March 23RD for the Lake Conroe Summit of 2018. There was a Regional Forecast Update, given by Steve Spillette of CDS and Keynote Speaker, Jesse Thompson of the Federal Reserve Bank of Dallas, Houston Branch. Montgomery county’s historical and future infrastructure, mobility, population growth and community spotlight’s were among the many topics discussed at Summit this year. The J. Beard Real Estate Company sponsored the event alongside many other area businesses, including The Howard Hughes | Woodland’s Development Company. The event was hosted by the Montgomery Chamber of Commerce and held at the La Torretta Lake Resort & Conference Center in Lake Conroe, Texas. Our team felt our presence was invaluable not only for networking purposes, but to further improve our expertise around the Lake Conroe Area for the increasing number of clients in the Greater Houston Area looking to move north. We look forward to attending in 2019!
What’s Going on in the World of Industrial 2018 YTD?
The Woodlands Area Industrial Market continues to grow in correlation with the steady increase in population experienced by South Montgomery County. The effects from major corporate relocation’s and expansions over the past decade have significantly driven supply and demand. According to Costar, the competitive industrial product in the market has surpassed 8.2 million square feet, which represents an approximate 5% increase in supply since 2014. Overall vacancy is currently 9.4%, which represents an increase over the market’s 5-year average (7.10% vacancy). The majority of the increase in vacant space can be attributed to the lingering effects from the downturn in the energy sectors combined with the additional supply added to the market. However, the overall consensus is that the continued rebound in the price of oil will increase tenant activity and in turn lead to expected positive absorption through 2018. In the meantime, we are anticipating landlords will remain aggressive in negotiations with prospective tenants considering competing properties. On the flipside, tenants looking to renew, expand and/or relocate in 2018 would be wise to do so as soon as reasonably possible to leverage the current fundamentals. What’s Going on in the World of Retail 2018 YTD?
The Woodlands area retail has shown tremendous growth in the previous 5 years. Over 2,000,000 sf of new retail has been added to the market while occupancy rates have held steady at an above Houston MSA average rate of 95%. In addition to this growth and absorption to the area retail market, the overall base rent has increased from $17 psf in 2013 to over $22 psf year ending 2017. When occupancy rates decrease and rental rates increase over a period of expansive growth to the retail market we can reflect on the retail market as being a healthy and robust. A huge contributor to the additional retail growth was the construction and completion of the Grand Parkway. The Grand Parkway was a springboard for numerous new retail developments throughout the southern Montgomery and northern Harris counties. Other sizable contributors to the new retail growth would include the additional retail along the Interstate 45, Kuykendahl, Rayford Road and FM 1488 corridors. What’s Going on in the World of Office 3Q17?
The Woodlands commercial real estate market is dynamic and ever-changing for the town of 110,000. In the 3rd Quarter of 2017, Houston and specifically the Woodlands Submarket showed a slow, but steady decline in Direct/Sublease vacant office space. Direct space in The Woodlands is estimated at 2,000,000 sf and Sublet space just below 300,000 sf respectively. Class “A” dominates the overall vacant space in The Woodlands, with over 60% of the office market. Quoted full service rates in The Woodlands are now hovering just over $30p sf/yr. and downtown Houston rates, historically the City’s highest, are $28p sf/yr. on average. The 2018 leasing market appears to be promising with leasing activity already on the upswing.
