SVN | J. Beard Real Estate Represents Buyer in Acquisition of Fully Leased Retail Center in Spring, TX

All-cash buyer secures H-E-B shadow-anchored asset in thriving submarket.

(Spring, TX – December 3, 2025) SVN | J. Beard Real Estate has represented a private buyer in the acquisition of a retail shopping center located at 3532 Harmony Commons Drive in Spring, Texas. The property, which features a strong tenant lineup including national brands such as Sherwin-Williams and Shogun Japanese Grill, was purchased by a private buyer who was represented by Matt Knagg, Advisor with SVN | J. Beard Real Estate.

Representing the seller were Austen Baldridge and Bob Conwell with NewQuest Properties. The transaction closed in July for an undisclosed price.

Positioned within a high-growth corridor and shadow-anchored by H-E-B, the property is a relatively new construction retail center with long-term leases in place and full occupancy. Despite ongoing challenges in the high-interest-rate environment, the buyer completed the purchase all-cash, recognizing the property’s strength and stability within a competitive submarket.

The property will become home to Pinemoor, the first self-development project in the Houston market for Smith Douglas Homes. The new single-family community will feature 216 residential lots and include a central park with a playground, a covered picnic area, walking trails, and a second playground located on the north side of the community. The first phase of lots is expected to be delivered in July 2026, with home sales anticipated to begin in the fourth quarter of 2026.

Future plans for the remaining 35 acres held by Red Hill Ventures include a mixed-use development and multifamily component, designed to complement the new residential community and bring long-term growth to the area.
