Houston’s multi-family market’s supply pipeline remains low relative to demand; demand continues to be strong in 2025. Stronger consumer sentiment and easing economic uncertainty contributed to the surge in demand. Lack of supply can be contributed to high costs of capital and tighter lending requirements. Rent growth remains under 1% and well below the national average but is projected to increase modestly over the next two years as vacancy begins to recover with lesser new supply in the market.
