Industrial market in Houston continues to be one of the stronger markets in the U.S. Demand is still higher than normal with strong absorption rates and lower vacancy rates. The supply pipeline has increased to over 17 million square feet under construction, still lower than that in 2022. Rent growth has dropped to 1.4%, but less new supply should cause rent growth to rebound. With its population growth, manufacturing sector and petrochemical industry and a major port, Houston is poised to maintain industrial demand in 2025.
