The J. Beard Real Estate Company began development plans & marketing efforts in 2007 for Harmony Commons Shopping Center. Originally located at Rayford Rd & Riley Fuzzel (Future Grand Parkway), the project was comprised of ±70 acres & the plan of over 240,000 square feet sf retail & several tracts slated for multi-family & other users originated by Land Tejas. Harmony is a 1,000 acre master planned residential community operated by Johnson Development.

Situation Overview:

When The J. Beard Real Estate Company began working on the project, the Grand Parkway was close to 8 years from completion. many challenges emerged mainly because of the lack of visibility & accessibility. The nearest grocery anchored shopping center was a Kroger neighborhood center at Imperial Oaks, about 2 miles away. Once our team successfully signed HEB as the lead anchor tenant, the rest of the development’s remaining tracts were strategically planned to include several retail centers, multi family, professional office & multiple freestanding pad users.

The Outcome:

Today the project is nearing total completion & includes multiple national retailers, restaurants, medical groups, a large fitness user & over 500 units of multi-family. It now sits as the premier regional shopping center of the area. The successful planning, marketing and lease up of the Harmony development required our team’s extensive creativity & vision, and is just another example of how our hard work, experience and dedication to our clients & their developments ensure positive results.
