Private investment group acquires 27,075-square-foot, fully leased retail center in Montgomery, Texas
MONTGOMERY, TEXAS — SVN | J. Beard Real Estate recently closed the sale of The Colonnade on Lake Conroe, a 27,075-square-foot retail center located at 19786 Highway 105 West in Montgomery, Texas. The firm represented the buyer, a private investment group.
The center was 100% leased and occupied at closing. The buyer was drawn to the growing Montgomery retail submarket, the property’s established tenancy, and the opportunity for long-term rent growth along the Highway 105 corridor.
Existing contractual rents below prevailing market levels provide potential upside as leases renew or expire. Continued retail development along the corridor, including a new H-E-B at Highway 105 and FM 2854 expected to open in late 2026, further supported the buyer’s investment outlook.
The private investment group plans to hold the center long term, capitalizing on the area’s expanding retail presence and the customer traffic generated by complementary businesses.
