The J. Beard Real Estate Company Acquires Cypress Retail Portfolio

Two-property portfolio strengthens the company’s growing investment presence in Northwest Houston

(Cypress, TX – May 20, 2026) – A private investment entity sponsored by The J. Beard Real Estate Company, has acquired an 85,680-square-foot retail portfolio in Cypress, Texas.

The two-property portfolio includes Cypress Rosehill Shopping Center and Cypress Mill Plaza, both located along the highly active Highway 290 corridor in one of Northwest Houston’s most established and supply-constrained retail submarkets.

The acquisition was completed as a single portfolio transaction. Together, the properties offer a strong mix of national, regional, and service-based tenants, supported by nearby retail anchors including Walmart Supercenter, Costco, Target, and Lowe’s.

Cypress Rosehill Shopping Center totals 57,180 square feet and features prime Highway 290 frontage. The center boasts four ground leases and a tenant roster that includes Walgreens, PNC Bank, Spec’s Liquor, Raising Cane’s, Smashburger, Sleep Number, and GolfTec.

Cypress Mill Plaza totals 28,500 square feet and adds a complementary mix of medical, service, and daily-needs tenants. Together, the properties provide a balanced income profile supported by essential retail, restaurant, financial, medical, and service-oriented uses.

At the time of acquisition, the portfolio was 95.7% occupied, with a value-add opportunity through renewals, lease-up, rent adjustments, and active asset management.

The acquisition was completed through a preferred equity joint venture with TriGate Income Partners. CBRE Capital Markets, Debt & Structured Finance, procured acquisition financing on behalf of the buyer. John Fenoglio, Executive Vice President, and Brock Hudson, Vice President, of CBRE arranged the acquisition debt financing.
