Worth, Texas and united key industry professionals from Texas, Louisiana, Arkansas and Oklahoma all under one roof. Sundance Square home to 21 shops and 34 restaurants, was the ideal setting for the first Red River States Conference & Deal Making. It showcases some of the most innovative concepts in retail real estate, merges new and historical architecture, offsets 50% of its annual energy needs and hosts over 10 million annual visitors. With a venue and timing change, attendance appeared to be down this year at ICSC Red River 2019, however the passion of deal making was up! Meetings were booked solid for the J. Beard Real Estate Company and the tone was to get deals done. Overall, the take-a-way was a more productive ICSC than year’s past, where quality over quantity was the theme. Regional Deal Makings are a one-stop for education, networking and deal making. This two-to-three day regional event provides opportunities to gain information about the most current industry issues, and meet and make deals with colleagues doing business in the same region. BISNOW Presents – The Future of The Woodlands and Conroe
Featuring Sean Durkin The J.Beard Real Estate Company The Woodlands and Conroe are some of, if not, the most prime markets in Texas for development and opportunity. Conroe was ranked the fastest growing city in the United States, and The Woodlands is showing little signing of slowing down. All of the fundamentals of growth are present in the Montgomery County area: corporate and commercial influx, tourism, job and housing opportunities, and high demand. Conroe continues to attract international office and businesses like FedEx. The Woodlands, with its robust office and medical facilities is top of mind for national players. The expansion of Highway 99 is just one stepping stone that has created a better connection between the city core and Montgomery County – could we expect more to accommodate the area’s relentless growth? Click to see what our very own Sean Durkin had to say! What’s Going on in The Woodlands Area Land Market 2Q18?
With the second quarter of 2018 in the books. We can look back and see that commercial land sales are trending to be the highest in the market-area since 2014 both in terms of total acres sold and number of transactions. Home builders and private developers continue to comprise the majority of buyers for large land tracts as development continues to move further north along the I-45 corridor. Average time on the market has remained steady at 8-10 months for undeveloped land tracts. Sales-cycles are even shorter for pad-sites and construction ready properties. Average sales price per acre was down in Q2 from approximately $150,000/ acre to $65,000/ acre. This was likely due to an increase in large undeveloped properties closing. Land prices and development activities are corresponding and contingent upon the availability of utilities (water & sewer), the City of Conroe has helped further attract developers to the remaining raw land in the area by permitting the establishment of in-City MUD Districts. The City of Conroe is also raising water and sewer rates to fund plans for key infrastructure projects to accommodate anticipated growth. With the Lake Conroe area population expected to grow from 180,000 residents in 2018 to 485,300 […]
J. Beard Real Estate shared in an “Evening of Dreams” at the Yes to Youth Gala
The J. Beard Real Estate was honored to sponsor the Yes to Youth Gala. The Gala was held on Saturday, September 22nd 2018 at The Woodlands Waterway Marriot. This event and cause is near and dear to our hearts, as YES to YOUTH – Montgomery County Youth Services is doing the good work for so many families in our area. Dannette Suding, the CEO of MCYS, shared some real stories of the day-to-day hardships these youths have experienced before they came to the shelter. We were so glad to hear these stories, as all too often we don’t recognize the tremendous strength to facilitate an organization like MCYS and the village it takes to help these children and their families. Laura Everson courageously shared her story as well, and instilled a sense of transparency we wish we saw more of in our daily connections with each other. Laura Everson and Katrina Savage were the chairs of the Gala this year and have been working with Yes to Youth to raise awareness on teen depression and suicide, reiterating how important it is to remember that we never know what someone is going through. #STILLHOUSTONSTRONG
The J. Beard Company’s Research team recently attended a presentation by Patrick Jankowski, SVP of Research for the Greater Houston Partnership. The bulk of the presentation reflected on Hurricane Harvey’s impact of the Houston, which devastated our community a year ago this week. Key drivers of the Houston economy were the focal point of the presentation, including such metrics as employment, gas prices, home sales, car sales, building permits, multi-family occupancy rates hotel occupancy rates. Slide after slide Mr. Jankowski walked us through trends leading up to Harvey, the immediate effect of Harvey, and finally the rebound after Harvey. There was one clear take-way from the presentation: Houston rebounded relatively quickly from an economic standpoint. Each of those economic drivers had dramatic dips in production for approximately three months before starting another upward climb. Some drivers climbed to pre-Harvey numbers faster than others, but they all prove how resilient Houston’s economy is to be knocked down for such a small time period.
