Development Associate
The SVN J. Beard Real Estate Company, LP is looking for an experienced Development Associate to become part of our commercial real estate team. The SVN J. Beard Real Estate Company, LP provides tenant and landlord representation, site acquisition, disposition, brokerage, leasing, development, and property management services.
Position Summary:
The Development Associate collaborates directly with the Owner/Development General Partner on the acquisition and execution of projects to meet the strategic objectives of the development team. Additionally, the Development Associate will ensure professionalism and foster positive relationships with development JV partners and clients.
Key Responsibilities:
- Work with architects’ engineers, consultants, and contractors to determine site feasibility, costs, and challenges to develop.
- Act as liaison between land acquisition team and development team to acquire land properties suitable for development.
- Draft concise and accurate explanations of due diligence reports, strategies, and development risks for partners.
- Manage and communicate important scheduling, timelines, and critical dates.
- Work closely with accounting team to set up financial accounts, prepare budgets, assemble, and submit loan draws, and track development cost.
- Conduct general and specific market/submarket research pertaining to local government regulations, competitive rental properties, and investment sales.
- As directed by the general partner, analyze new development sites for acquisition, including market research, supply analysis, demand analysis, job growth, and other key economic factors.
- Support General Partner in communication with JV partners, equity investors, and lenders through project completion on assigned projects.
- Assist in creating investment offerings and committee presentations on potential acquisitions and development projects.
- Assist with the review & procurement of all entitlements, private easements, property agreements, and permitting.
- Assist in the underwriting of prospective sites for development, including product programming, rental rate analysis, cash flow modeling, and disposition analysis.
- Prepare market surveys for due diligence by preparing metrics, comparing, and analyzing data, and making recommendations.
- Coordinate and monitor the activities of team members hired to perform specific project-related activities, including architects, engineers, consultants, and construction professionals.
- Prepare monthly project status reports.
- Research government regulations pertaining to new development opportunities.
- Obtain real property information from public records research.
Education and Experience:
- 3-5 years of experience in real estate development.
- A Texas Real Estate License.
- Bachelor’s degree in Business Administrative or related field.
Qualifications:
- Ability to have professional interaction with team members, stakeholders, government officials, and staff.
- Must have excellent organizational skills and the ability to prioritize.
- Proficiency in computer skills and knowledge of office software packages (Microsoft Office Suite – Word, Excel, etc.)
- The successful candidate will be detail-oriented, organized, and able to manage multiple projects.
