All proceeds benefited the Rotary House, a Non Profit focused on providing patients in one of our five area Woodlands Hospitals a secure and affordable place to stay while seeking treatments. We were inspired by the speeches given by Judy Olson and heartfelt video created by Denton Florian showcasing many long-time colleagues of Michael and Vicki Richmond, including Jeff Beard. The J. Beard Real Estate team attended the Economic Outlook Conference at The Woodlands Waterway Marriott Hotel & Convention Center February 8, 2019. For more than 30 years, The Woodlands Area Chamber of Commerce has hosted the Economic Outlook Conference to provide valuable insight into the projected growth of the economy in Montgomery County and Texas. The J. Beard Real Estate team was there among nationally-recognized speakers, businesses, community leaders and corporate sponsors. “Quality Over Quantity” | ICSC Red River 2019
The expanded Red River States Conference & Deal Making The regional event took place in Ft. Worth, Texas and united key industry professionals from Texas, Louisiana, Arkansas and Oklahoma all under one roof. Sundance Square home to 21 shops and 34 restaurants, was the ideal setting for the first Red River States Conference & Deal Making. It showcases some of the most innovative concepts in retail real estate, merges new and historical architecture, offsets 50% of its annual energy needs and hosts over 10 million annual visitors. With a venue and timing change, attendance appeared to be down this year at ICSC Red River 2019, however the passion of deal making was up! Meetings were booked solid for the J. Beard Real Estate Company and the tone was to get deals done. Overall, the take-a-way was a more productive ICSC than year’s past, where quality over quantity was the theme. Habitat For Heroes Soiree Benefiting Habitat for Humanity
The J. Beard Real Estate Company was honored to be a Bronze Sponsor for the Habitat For Heroes Soiree benefiting Habitat for Humanity, Montgomery County to fund housing for our local veterans on Thursday, November 8th. The event was held at the magnificent Havenwood Office Park, the new class “A” development on Interstate 45 in The Woodlands. Powerhouse Chita Craft of Houston’s KHOU 11 spoke as the “Mistress of Ceremonies” at the soiree and radio personality Scott Sparks livened up the night as the auctioneer. The veterans were honored throughout the evening for their dedication and love for this country and are truly deserve more than one day a year of recognition. What’s Going on in The Woodlands Area Land Market 2Q18?
With the second quarter of 2018 in the books. We can look back and see that commercial land sales are trending to be the highest in the market-area since 2014 both in terms of total acres sold and number of transactions. Home builders and private developers continue to comprise the majority of buyers for large land tracts as development continues to move further north along the I-45 corridor. Average time on the market has remained steady at 8-10 months for undeveloped land tracts. Sales-cycles are even shorter for pad-sites and construction ready properties. Average sales price per acre was down in Q2 from approximately $150,000/ acre to $65,000/ acre. This was likely due to an increase in large undeveloped properties closing. Land prices and development activities are corresponding and contingent upon the availability of utilities (water & sewer), the City of Conroe has helped further attract developers to the remaining raw land in the area by permitting the establishment of in-City MUD Districts. The City of Conroe is also raising water and sewer rates to fund plans for key infrastructure projects to accommodate anticipated growth. The J. Beard Real Estate was honored to sponsor the Yes to Youth Gala. The Gala was held on Saturday, September 22nd 2018 at The Woodlands Waterway Marriot. This event and cause is near and dear to our hearts, as YES to YOUTH – Montgomery County Youth Services is doing the good work for so many families in our area. Dannette Suding, the CEO of MCYS, shared some real stories of the day-to-day hardships these youths have experienced before they came to the shelter. We were so glad to hear these stories, as all too often we don’t recognize the tremendous strength to facilitate an organization like MCYS and the village it takes to help these children and their families. Laura Everson courageously shared her story as well, and instilled a sense of transparency we wish we saw more of in our daily connections with each other. Laura Everson and Katrina Savage were the chairs of the Gala this year and have been working with Yes to Youth to raise awareness on teen depression and suicide, reiterating how important it is to remember that we never know what someone is going through. What’s Going On in the Office Market 2Q18?
The Woodlands office market has continued to perform well over the second quarter of 2018. The total office space leased in this market remains strong. 85.5% overall with Class A at 81.4% and Class B slightly higher at 88%. We are seeing a trend for Class A buildings as vacancy drops the rates follow suit. Class B rates are climbing allowing vacancy rates to hold steady. At the commencement of 2Q18, we see an increase in new and planned construction of medical office buildings in The Woodlands area as the health care industry continues to grow. This submarket is now home to Texas Children’s Hospital The Woodlands, Houston Methodist The Woodlands Hospital, MD Anderson The Woodlands, CHI St. Lukes Health – Lakeside Hospital, CHI St. Lukes Health – Springwoods Village Hospital and Memorial Hermann The Woodlands Medical Center, enticing medical doctors looking to enter the expanding market with so many options to send their patients to. There is no question that activity has continued to increase this year and vacancy rates are remaining steady.
